River Views, Indoors and Out

This four-bedroom duplex penthouse in Riverdale, overlooking the Hudson River, has almost as much outdoor as indoor space and is on the market for $1.65 million
The couple were drawn to the area for its sense of community, proximity to Manhattan and parks, Mr. Laufer says. Their building is across the road from Henry Hudson Park, pictured, and close to Inwood Hill Park and the Spuyten Duyvil Playground. The couple have a seven-year-old daughter, four-year-old son and a two-year-old son.


The building has a 24-hour doorman, outdoor pool and private park with views of the Hudson River and Englewood Cliffs. Mr. Laufer says the family found the close community 'very strong and vibrant' and the area pretty, with lots of trees. 'You'd never know you were in the city,' he says. But, with the convenient location, 'you can be in the West Side [of Manhattan] in 15 minutes.'


The couple were already living in the building when the penthouse became available, its foyer pictured. Their apartment had a river view but the penthouse, with its wraparound terrace, offered a better one. 'We thought it was pretty perfect,' Mr. Laufer says.

The family benefited from a previous gut renovation of the home, Mr. Laufer says, and the only changes they made to the space was to redo the floors in a lighter color and paint the walls. 'We were there for about five years, but the place had been completely renovated, so everything was so pretty,' he says.


The main level of the apartment, with foyer and entry way, has two bedrooms and a bathroom. The upper level has a wraparound terrace with a master bedroom, den or office space, and one large gallery, dining room, living room and kitchen area, pictured. Mr. Laufer says the couple threw many parties in this space, which was ideal for 50 people at a time.


The windowed, open-plan kitchen has a separate pantry and stainless steel appliances.


Parties could also spill out onto the terrace, pictured, which the couple outfitted with a small inflatable pool for the children. In total the 2,900-square-foot duplex apartment has around 2,600-square-feet of outdoor space. 'This apartment in Manhattan would be outrageously priced,' says listing broker Jill Sloane.


The terrace with entrance to the apartment is pictured. 'Now we're in a house, and even though the house is much larger, we don't have that area that's big enough for indoor entertaining,' says Mr. Laufer, who says the flow of the apartment allowed guests to 'wander.'
